Commercial Mortgage-Backed Securities [CMBS] are major financing options that the individual investor can consider while making his choice of investments. They are Mortgage-Backed Securities that are mortgage loans offered on commercial properties such as multifamily properties like apartments, office properties, industrial properties, hotels, restaurants, shops, malls, and other commercial sites.

Main features of the CMBS

CMBS investments have several features that characterize them.
  • Term Period - As mortgage loans vary from a short term of one to three years to a long term of five years or more, the term of CMBS are typically three, five or ten years long.
  • Repayment of investment - The principal amount and the interest from the mortgages from the mortgage calculator are used to pay the principal and interest of the CMBS.
  • Rates of Return - The CMBS carry a very attractive package of rates of return, although the returns as well as the risks may vary as they are influenced by the fluctuating position of the real-estate market.
  • RRSP eligible - The Registered Retired Savings Plan [RRSP] is a retirement plan that carries eligibility with the CMBS
  • A CMBS transaction involves these stages:
    • Lease rentals from the property are used to pay the interest on the CMBS.
    • The principal is repaid at the end of the tenure.
    • Principal amount cannot be paid through only lease rentals.
    • So, all or almost all of the principal repayment is through refinance or sale of property.
  • CMBS empowers corporations to convert private holdings to public ownership and thus, to raise finance through new investors.
  • CMBS involves the bringing together of several commercial mortgages as bonds and investors get dividends funded by the pooled interest paid on the individual mortgages.
  • Although CMBS involve lower costs, these deals are expensive to structure and the value also fluctuates depending on the market.

CMBS and MBS

Commercial Mortgage Backed Security investors [CMBS] is similar to a Mortgage Backed Security [MBS] except CMBS involves loans related to commercial property, whereas MBS is based on loans relating to residential property. Both are bonds that are backed by mortgage payments.
